Approval for 195 Affordable Homes in Newbury Park

Major Housing Association’s 100% affordable housing scheme in Newbury Park was granted planning permission at committee last month (November 2024).

 195 new homes will be built at Eastern Avenue following approval of our design amendments to an existing planning permission. After Major Housing Association acquired the site, we were appointed to revise the consented design to increase the number of affordable homes as well as create a more efficient and sustainable scheme.

After analysing the original design, we identified three key areas for refinement as:

1)      Restructuring the basement to remove car parking and replace with plant, cycle and refuse storage. Accessible parking is relocated to the rear of the site.

2)      Simplifying the building’s envelope by removing steps and replanning to a more consistent form including increasing the number of dual aspect units.

3)      Adjusting the height and massing to mitigate overlooking, re-emphasise the tower and step down the massing to better retain the relationship with surrounding buildings.

Our director, Oliver Lowrie comments: “By implementing these revisions we were able to increase the total number of units by 18 and the number of family units by 51; provide additional communal amenity space including children’s play areas and high-quality roof terrace; and improve the overall design with a more efficient and sustainable building that aligns with the London Borough of Redbridge principles.

“It is excellent news that the committee shared our vision for what could be achieved on this site and work can now begin creating much needed housing in the Borough,” adds Oli.
